Welcome to our Consultation website for the proposed development of new homes on land north of Pickwick, Corsham. This website aims to present our proposals for the site and seek your views. Our aim is to submit a planning application once your feedback has been received and considered.

Proposals

We are proposing to deliver much needed new open market and affordable homes in Wiltshire. Addition to housing provision, the scheme will provide ecological enhancement and long term site management.

These proposals will be brought forward as a detailed full planning application that is being planned for formal submission in the Autumn of 2025.  We would be grateful to receive your comments on our draft proposals. The details of our proposals and the feedback form are found by clicking on the relevant tab at the top of this page.

Summary of Our Proposals;

  • 11 No. new homes including 3 No. affordable homes (NB. a policy compliant provision of 30%)

  • Design-led sustainable homes built to Future Homes Standard, which aim to make new homes highly energy efficient and zero-carbon ready ) including electric charging points and air source heat pumps.

  • A range of 3-4 bedroom houses.

  • Repair and restoration of the delipaded building that fronts the  site facing the A4.

  • Provision of an integrated drainage system to provide surface water attenuation an enhance the site ’s flood resilience.

  • Density and layout sympathetic to the spatial character of the local area and its heritage.  

  • External materials comprising brick, stone and timber cladding, which have been carefully chosen in tones and textures sympathetic to the surroundings.

  • Payment of CIL (Community Infrastructure Levy) part of which will be available for reinvestment in the provision of local infrastructure.

  • Commitment of Section 106 developer contributions to support local services, such as doctors, schools and other local facilities.
